Why we built this
[Chris — placeholder for your voice. Suggested content: When you bought / were shopping for your Truckee home, what did the mortgage calculator show vs. what you actually discovered? The moment of surprise is the product story.]
Every mortgage calculator in existence shows you principal, interest, and a vague “estimated taxes & insurance” line. None of them tell you that Tahoe Donner adds $1,448/month in costs that have nothing to do with your loan. None of them explain that the neighborhood 10 minutes away costs $730/month less to own.
Tahoe HomeIQ was built to be the tool that would have helped you make a better-informed offer — or at least not be blindsided on the first full year of ownership.
What this is (and isn't)
This is: a cost-of-ownership reference built from verified local data — association documents, contractor quotes, utility estimates, and FAIR Plan data. Every number has a source you can check.
This isn't: financial advice, a real estate brokerage, or a lead-generation tool for mortgage lenders. We don't have sponsored content. We don't sell your contact information.
Data currency
All figures reflect 2026 data, last verified April 2026. HOA assessments are updated annually when associations publish new-year figures. Fire insurance premiums shift as FAIR Plan rates change. The methodology page documents the source and confidence level for every line item.
